Couple's Really good Experience
The hosts really outdid themselves when I was feeling under the weather. They provided me with a hearty breakfast right in my room! It seemed like I was at home, not just some hotel.
It wasn't exactly a bargain, but for the care and service provided, I'd say it was worth every penny.

The hotel was amazing and exceptionally clean, its location was unbeatable on a bus line that took us to central Edinburgh, very good service. The breakfast was lovely, wonderful and we thoroughly enjoyed porridge, omelette and cheese.

The room was huge! Very nicely decorated and furnished. Lovely house full stop. The staff were friendly....though don't check in too early. We had a semi-friendly slap on the wrist for turning up 1.5 hours early at 2:30pm (I should have read the small print). Breakfast was as good as it gets in either a b&b or 5 star Hotel. I have kept the b&b details and will definitely stay here again when next in Edinburgh.
The en-suite was a little too compact (it was tiny), given the size of the adjacent room, but not a major problem.

Just spent 3 nights here, and it was canny lush! The room was dead cozy. The owners were properly friendly, even had loads of info on what to do. Only downside was the busy road noise a bit annoying, but it’s close to the bus stop to get into town easy!

Great hospitality from Tom & Hamish, ideal location for the City centre with buses that stop right outside. Lovely home cooked breakfasts, and luxury boutique style bedrooms. A very enjoyable stay, would definitely recommend this b&b to friends and family. We'll be back!

Brekky was good with a variety of choices. Hamish and Tom, the owners, were extremely friendly and helpful. The area was nice and on the quieter side with restaurants a short walk away. Was very easy to get into the city centre by bus. They came every few minutes from almost right outside the door.
I was on the top floor and found it to be a bit warm when I checked in. I had a window open throughout my stay to keep it comfy. I imagine the warmth would be a good thing for most of the year.

Noise from the adjacent main road is a real buzzkill, especially for rooms facing it. You'll get a full dose of traffic sounds that might keep you awake. Limited onsite parking can create headaches, and the inconsistent water pressure in the shower wasn't ideal. Plus, breakfast hours are a strict affair, and if you miss them, you're on your own for food. Some rooms felt smaller than expected, especially if you're dragging along heavy luggage, and there's no guest lounge to unwind and mingle with fellow travelers.

I just spent 4 nights here, and the owners were so friendly and accommodating while my room provided fine views of Arthur's Seat. The bus stop nearby made getting into the city center easy, taking only about 10 minutes.
